Salt air eats the outdoor fittings
Two streets back from the surf, the wind carries salt over everything. Rusted mounting screws, green lamp holders and sensor lights full of moisture are what people ring about, usually years sooner than they expected to.

We were asked here to price roughing downlights into a new ceiling before it was sheeted. That is the cheapest time to do it: every light lands where you want it, and nothing needs patching later.
Electric underfloor heating is a big load, so it is priced room by room. On a renovation here we quoted a heavy circuit with its own safety switch and a contactor at the meter board for the living areas, smaller circuits for the study and the media room, and the heating supplier's thermostats connected and tested.
Period homes near Bar Beach were wired for a lamp and a radio. We add power points where the furniture actually sits, outside for the barbecue area, and in the garage, without chasing walls you have just had painted.
Can you add power points to a period home without cutting up the walls?
In most cases yes. We work from the roof space, under the floor and through the cavities that are already there, and we tell you before we start if a wall has to be opened.
Can you price electrical work from my architect's drawings?
Yes. We have priced a whole house renovation at The Junction straight off the drawings, room by room, with the electric underfloor heating circuits quoted separately so the owner could see that cost on its own.
Who does the work on the network side, like a new service or a meter?
An accredited service provider (ASP) does the network side, and we arrange and coordinate them. Everything inside the property is ours, so you have one number to ring.
Is it cheaper to put downlights in before the ceiling is sheeted?
Much cheaper. With the ceiling open we can place and wire every light exactly where you want it, with no patching afterwards.
